Understanding Renewal and Reactivation Statuses
Renewal and reactivation statuses in NMLS indicate whether an MLO has completed, is pending, or has failed to renew/reactivate. Institutions use these statuses to track progress and manage compliance.
NMLS assigns renewal or reactivation statuses to Mortgage Loan Originator (MLO) records to indicate their progress in the annual renewal process. Institutions should use these statuses to monitor compliance and follow up with MLOs as needed.
Status types
The Renewal/Reactivation Activity Report and Composite View may display the following statuses:
- Exempt: The MLO registration is exempt from renewal for the period.
- Not Requested: No renewal/reactivation request has been submitted for the MLO.
- Pending Attestation: The institution has submitted the renewal/reactivation request, but the MLO has not yet attested.
- Renewed: The MLO attested and the registration has been renewed for the period.
- Reactivated: The MLO attested and the registration has been reactivated after failing to renew.
When statuses appear
Status values change depending on the time of year:
- Before renewal period (July 1 – October 31): MLOs show upcoming eligibility, exemptions, or “Not Requested.”
- During renewal period (November 1 – December 31): Statuses include Pending Attestation, Renewed, or Exempt.
- After renewal period (January 1 – June 30): Statuses include Reactivated or Inactive – Failed to Renew if no action was taken.
Why statuses matter
Institutions should review these statuses regularly to ensure timely follow-up. MLOs in Pending Attestation must complete their attestation by December 31 to avoid a status of Inactive – Failed to Renew. Institutions can use the report and nightly notifications to identify MLOs requiring action.
