Renewing and Reactivating MLO Registrations

Institutions must request renewal or reactivation of employed MLOs in NMLS after completing the institution renewal. MLOs must then attest to their records to complete the process.

After an institution renews its federal registration, it is responsible for submitting renewal or reactivation requests for its employed Mortgage Loan Originators (MLOs). Each MLO must attest to their record before the registration is complete. If an MLO fails to attest by December 31, their status changes to Inactive – Failed to Renew and a reactivation request must be submitted.

Renewal period and reactivation

The annual renewal period runs from November 1 through December 31. Institutions can reactivate MLO registrations at any time after January 1 if an MLO failed to renew. The reactivation process is identical to the renewal process, including institution submission, attestation, and payment.

Methods for submitting MLO renewals

Institutions can request renewal/reactivation for MLOs in two ways:

  • Manual selection: Recommended for smaller institutions with 100 or fewer eligible MLOs. Uses the Renewal/Reactivation Selection List to choose individual MLOs.
  • Upload: Required when more than 100 eligible MLOs remain. Institutions create an MLO Renewal Batch Upload CSV file with NMLS IDs (and optional Renewal Group Names) and upload it through the Renew/Reactivate tab. Upload supports up to 10,000 MLOs at once.

Steps in the MLO renewal/reactivation process

  1. Institution requests renewal/reactivation for MLOs (manual or upload).
  2. Invoice is generated and institution pays the processing fees ($30 per MLO).
  3. MLO receives an email notification and must log in to NMLS to attest to their record.
  4. Once attested, the MLO’s registration status is updated to Active for the next calendar year.

Monitoring and notifications

Institutions can track MLO renewal progress using the Renewal/Reactivation Activity Report and Composite View. They may also receive nightly email notifications summarizing MLO attestation completions.
