Renewing Your Registrations

Federal institutions renew their registration annually in NMLS and then request renewal/reactivation for employed MLOs. This topic explains what renewal/reactivation is, when it occurs, fees, and how institutions and MLOs complete the process.

Institutions and Mortgage Loan Originators (MLOs) that are federally registered must renew each year in NMLS to keep their registrations Active. The renewal period runs from November 1 through December 31. If renewal is not completed by December 31, the registration becomes Inactive– Failed to Renew on January1 and may be restored at any time through reactivation, which follows the same steps as renewal.

How renewal/reactivation works

The renewal/reactivation process involves both the institution and its employed MLOs:

  • Institution first. The institution renews/reactivates its registration and pays the institution renewal fee.
  • Select and submit MLOs. The institution requests renewal/reactivation for eligible MLOs either manually or by upload (upload is required when more than 100 eligible MLOs remain; all institutions may use upload).
  • MLO attestation. Each MLO must log in and attest to their record to complete renewal/reactivation.
Note: During renewal, the institution can monitor progress using the Renewal/Reactivation Activity Report and optional nightly email notifications.

Fees

The annual processing fee is assessed to both the institution and each MLO submitted for renewal/reactivation.

  • Institution renewal/reactivation processing fee: $120
  • MLO renewal/reactivation processing fee: $35 (per individual submitted)

Submission methods for MLOs

  • Manual selection via the Renewal/Reactivation Selection List (recommended for smaller institutions).
  • Upload using a CSV file with required fields (NMLS ID, optional Renewal Group Name). Upload supports up to 10,000 MLOs at once and is required when more than 100 eligible MLOs remain.
