Company Licenses Description Requirements Checklist
Broker License This license is required of any company or sole proprietor that, directly or indirectly, negotiates, places or finds mortgage loans for others, or offers to negotiate, place or find mortgage loans for others.
Exempt Company Registration Any entity or sole proprietorship that employs Virginia licensed mortgage loan originators and that is exempt, or otherwise not required to be licensed under Virginia law as a mortgage lender/broker. This registration is optional and is intended for those who wish to take advantage of the efficiencies offered by NMLS.
Lender License This license is required of any company or sole proprietor that, directly or indirectly, originates or makes mortgage loans.
Money Order Seller and Money Transmitter License Chapter 19 of Title 6.2 of the Code of Virginia requires the licensing of persons wishing to engage in the business of selling money orders or providing money transmission services to any consumer residing in the Commonwealth of Virginia, whether or not the person has a location in the Commonwealth.
Qualified Education Loan Servicer License Any person acting as a qualified education loan servicer, directly or indirectly, whether or not the person has an office or any other physical presence in the Commonwealth, except in accordance with the provisions of and without having first obtained a license under this chapter from the Virginia State Corporation Commission. Please note, this application and the following application instructions are not intended for use by federal student loan servicing contractors who plan to seek licensure pursuant to § 6.2-2602 of the Code of Virginia. Additional information regarding the process for obtaining licensure pursuant to § 6.2-2602 will be published on the Virginia Bureau of Financial Institution’s website once available. Virginia Bureau of Financial Institutions will begin accepting applications for this license on Monday, March 1, 2021!
Qualified Education Loan Servicer-Federal Contractor Any person who (1) is seeking to act within the Commonwealth as a qualified education loan servicer, as that term is defined in § 6.2-2600 of the Code of Virginia; and (2) has an agreement with the U.S. Secretary of Education under 20 U.S.C. § 1078(b), solely to the extent of the person’s actions as a guarantor that engages in averting defaults, or is a party to a contract awarded by the U.S. Secretary of Education under 20 U.S.C. § 1087f.
Branch Licenses Description Requirements Checklist
Branch License This license is required for any office location that is separate and distinct from a principal office where a company, or sole proprietor, conducts business as a mortgage lender or mortgage broker on Virginia residential real estate, or where Virginia loan files are stored.
Individual Licenses Description Requirements Checklist
Mortgage Loan Originator License This license is required for an individual who takes an application for or offers or negotiates the terms of a residential mortgage loan that is secured by real property located in the Commonwealth of Virginia.
