Company Licenses Description Requirements Checklist
Exempt Company Registration Certificates of Exemption are issued to persons doing business under federal or any state law relating to banks, savings banks, trust companies, savings and loan associations, industrial loan companies, credit unions, thrift companies or insurance companies, including, without limitation, a subsidiary or a holding company of such a bank, company, association or credit union. There are other limited exemptions. Additionally, any person otherwise exempt from licensing may file for a certificate of exemption with the Division for purposes of fulfilling the requirements of the S.A.F.E. Act. (More Details)
Mortgage Banker License This license is required of any company or sole proprietorship that holds itself out as being able to make residential or commercial mortgage loans using its own money, or buy or sell notes secured by liens on real property. The company must fund all 1-4 family residential loans from its own account; however, it may offer to originate a commercial mortgage which is brokered to an institutional investor. The company must have an in-state office; however, it may also have out-of-state branches. (More Details)
Mortgage Broker License This license is required of any company or sole proprietorship, that holds itself out for hire to serve as an agent for any person in an attempt to obtain a loan, invest in a loan, buy or sell notes or invest in an unregulated security, an of which is secured by a lien on real property. The company may either fund the loan from its own account or it may broker the loan to another investor. The company must have an in-state office; however, it may also have out-of-state branches. Branch Licenses Description Requirements Checklist
Exempt Branch Registration A Nevada exemption certificate allows a person to conduct business from multiple branch locations. However, if a company wishes to have multiple offices listed on NMLS and Division records, and be able to sponsor loan officers at a branch office in the system, rather than at their corporate office, the company will be required to file MU-3 forms for each branch location. Mortgage Banker Branch License This license is required for all home or commercial offices, other than the principal office, which conduct Nevada mortgage banker activity. Home branch offices are permitted. Branch offices may be located both in and outside of Nevada. (More Details)

Individual Licenses Description Requirements Checklist
Mortgage Agent License The license is required of any natural person, including the qualified employee or owners, who conduct mortgage broker or mortgage banker activity on behalf of a mortgage broker or mortgage banker. This includes conducting activity as a residential mortgage loan originator for either a licensed company or a company exempt from State licensing and excluded from the federal NMLS registration. A mortgage agent may only be associated with one mortgage broker or mortgage banker.
