 Annual Renewal and Reactivation (FEDERAL) 

The 2012 renewal period in NMLS has ended.  Registrations that were not renewed must now be reactivated in order to be in an “Active” status”.

The NMLS Annual Renewal Period begins November 1 and ends December 31 each year. According to federal regulations, any institution managing registered mortgage loan originators in NMLS must renew its record in NMLS on an annual basis. Additionally, individual mortgage loan originator registrants who initially become actively registered  prior to July 1must be renewed through NMLS in that same year in order to remain actively registered. The institution is responsible for renewing its registration as well as its individual MLOs' MU4R registrations.  Individual MLOs must log in and attest to their registration renewal prior to December 31st in order for the status to remain active.  Those who do not renew will have an “Inactive” registration status both in NMLS and on Consumer Access.  These registrations must be reactivated in order to have an “Active” registration status.  Please consult your primary federal regulator if you have any questions regarding who is required to renew.

Below are steps both institutions and MLOs should follow to successfully renew or, if necessary, reactivate a registration. 

Step 1 – Prepare for the Renewal/Reactivation process

Step 2 - Review batch upload specifications

Institutions can utilize the batch upload functionality to process their individuals' renewal or reactivation once the institution registration has been renewed or reactivated.  Below are the batch specifications and quick guide for completing this process.  (NOTE: The individual will need to attest to their record once the institution has uploaded their information.)

Step 3 – Log in to NMLS and make sure your record is up to date

Make sure you can log in, with your user name and password.  Institution and individuals should log into NMLS and confirm that their MU1R or MU4R is up to date prior to renewing.  If you need to make an amendment, you can consult one of these quick guides: Amending an MU1R | Amending MU4R.

Step 4 – Request Renewal/Reactivation

Federal institution registrants can log into NMLS, click the Renew/Reactivate Tab and request renewal or reactivation.  Once the institution has made this request, it can upload its MLOs to be renewed or reactivated through NMLS.  Individuals will log into their account and attest to their MU4R through the Renew/Reactivate Tab.  Once the MLO has attested, the renewal or reactivation process is complete.
